A front door can look like it has one lock, yet the hardware behind the trim may be doing several jobs at once. So, what is a mortise lock? It is a lock that sits inside a rectangular pocket, or mortise, cut into the door edge. Its internal case can combine a spring latch, a deadbolt, and the mechanisms that operate a lever, knob, thumbpiece, or key cylinder.
Mortise locks are common on older homes, high-end residential entry doors, apartment buildings, and commercial openings. They are valued for their substantial internal construction and flexible functions, but they are not a universal replacement for a standard bored lockset. The door preparation, lock dimensions, function, handing, and trim all need to match.
What Is a Mortise Lock and How Does It Work?
Unlike a cylindrical lock, which passes through a round hole drilled across the door, a mortise lock body installs into the edge of the door. A rectangular cavity holds the lock case. The visible components - such as the escutcheon, lever, knob, cylinder, thumb turn, and faceplate - connect to that internal case.
When you turn a lever or knob, a spindle retracts the spring latch. When you turn a key or thumb turn, the lock mechanism extends or retracts the deadbolt. Depending on the lock function, the key may control only the deadbolt, both the latch and deadbolt, or a separate privacy feature.
This arrangement gives a mortise lock more room for internal components than many conventional tubular locksets. It also allows manufacturers to create a wide range of entry, passage, privacy, classroom, storeroom, and commercial functions around a similar lock-body format.

The lock case is the rectangular steel body installed in the door. A faceplate on the door edge covers the opening and guides the latchbolt and deadbolt into the strike. The latchbolt holds the door closed, while the deadbolt provides added security when extended.
The trim is what you touch and see from each side of the door. Residential trim may include a knob and key escutcheon, a lever set, or a handleset with a thumbpiece. Commercial mortise trim often uses levers and a keyed cylinder. A mortise cylinder threads into the lock case and must be the correct length for the door thickness and trim thickness.
The strike is just as important. It mounts to the frame and receives the latch and bolt. A poorly aligned strike can make even a quality lock difficult to operate.
Where Mortise Locks Are Used
Mortise locks are especially common on doors where appearance, durability, or a specific existing door prep matters. On a historic house, the original entry door may already have a mortise pocket that should be retained rather than filled and converted to a different lock type. On a custom wood or fiberglass door, a mortise handleset can provide the proportions and mechanical feel expected from premium hardware.
In commercial settings, mortise locks are often selected for offices, schools, multifamily common areas, and other frequently used openings. Commercial-grade mortise locksets can support specific access-control and occupancy functions while accommodating lever trim, interchangeable cylinders, and code-conscious specifications.
That does not mean a mortise lock is automatically the best choice for every door. A standard single-family entry door with no existing mortise preparation may be better suited to a tubular handleset and separate deadbolt. The right choice depends on the door, the desired function, the available prep, and whether you are replacing hardware or specifying a new opening.
Mortise Locks Compared With Cylindrical and Tubular Locks
The biggest difference is how each lock is installed. A mortise lock requires a deep rectangular pocket in the door edge, plus accurately located holes for the trim, spindle, cylinder, and thumb turn. A cylindrical or tubular lock uses round cross-bore holes and a smaller edge bore.
Mortise locksets often have a more substantial feel because the latch and deadbolt mechanisms are housed in a larger case. They can also offer more integrated functions and trim options. Many premium entry sets use a mortise body to combine an exterior thumbpiece, interior lever, latch, deadbolt, and keyed cylinder in one coordinated system.
The trade-off is complexity. Mortise locks require more precise door preparation, and replacement parts are not interchangeable across brands or even across product generations. A lock case from one manufacturer may have a different backset, case height, faceplate size, spindle location, or cylinder position than another.
A cylindrical lock is generally easier to install or replace on a standard prepped door. A mortise lock is often the better match when the door is already mortised, when a particular function is required, or when the project calls for a traditional or premium architectural hardware style.
What to Measure Before Replacing a Mortise Lock
Replacing a mortise lock begins with the door, not the finish. Remove the existing trim carefully and document the lock case before ordering. A photo of the edge of the door, the lock body, and the interior trim can help identify critical details.
Confirm the door thickness first. Standard residential doors are often 1-3/4 inches thick, but older doors, exterior doors, and custom doors can vary. Thick-door conditions affect cylinder length, spindle length, mounting hardware, and trim compatibility.
Next, measure the backset. This is the distance from the door edge to the centerline of the spindle or key cylinder, depending on the manufacturer’s specification. Common mortise backsets include 2-1/2 inches and 2-3/4 inches, but assumptions cause expensive ordering mistakes. Measure the existing lock case rather than relying on a common size.
Also compare the overall case dimensions, including height, depth, and thickness. Check the faceplate height and width, the location of the latch and deadbolt, and the center-to-center spacing between operating points. A new faceplate may not cover an old edge cutout, and a case that is slightly taller or deeper may require additional door work.
Finally, determine the door handing and swing. Some mortise lock bodies are field reversible, while others are handed or require a specific latch configuration. The direction the door swings and the side where the hinges sit affect which trim and lock configuration will operate correctly.
Choose the Right Mortise Lock Function
A mortise lock body is defined not only by its size but also by its function. For a residential entry door, a common arrangement includes an exterior key cylinder, latch operation through an exterior thumbpiece or lever, an interior lever, and a deadbolt operated by a thumb turn and key.
Interior mortise locks may use passage or privacy functions. A passage lock latches but does not lock. A privacy lock can be secured from the inside for a bedroom or bathroom, often with an emergency release on the outside. These functions need matching trim and the proper lock body - decorative trim alone does not determine how the door locks.
Commercial functions are more specialized. An office door may need free egress from the inside while requiring a key from the outside. A storeroom function may keep the exterior lever locked at all times. Classroom, vestibule, apartment, and institutional functions each handle entry, locking, and egress differently. For occupied commercial spaces, confirm the required function against the building’s door schedule and applicable code requirements before selecting hardware.
Can You Replace a Mortise Lock With Another Type?
You can, but it is rarely a simple hardware swap. Converting a mortised door to a tubular lock generally requires filling or covering the existing pocket, drilling new holes, and finding trim large enough to conceal old openings. The result can be functional, but it may compromise the door’s appearance or require repair work that exceeds the cost of keeping a compatible mortise system.
The easier path is usually replacing a mortise lock with a compatible mortise lock. Even then, verify every measurement. A new trim set may fit the old door visually while the lock body does not align with the existing pocket. Conversely, a replacement case may fit but require new trim because the spindle or cylinder locations differ.
For historic doors and premium entry systems, repair can also be worth considering. Some mortise locks can be serviced with replacement springs, latch parts, cylinders, or trim components. If the case is worn, damaged, or obsolete, a full replacement may be the practical choice, but accurate identification comes first.
A Better Way to Shop for a Mortise Lock
Start by identifying whether you are working with an existing mortise-prepped door or planning a new door. For an existing opening, collect measurements and photos before narrowing options by finish or style. For a new door, select the lock body and function first, then coordinate the trim, cylinder, and strike around that specification.
Pay close attention to the details that are easy to miss: door thickness, backset, lock-body dimensions, handing, cylinder type, keying needs, and whether the selected trim is designed for that exact mortise platform. For commercial doors, include fire-rating, latchbolt, lever, and egress requirements in the review.
