Start With the Door, Not the Closer

A commercial door closer is designed to control a door after it is opened, returning it to the closed and latched position at a controlled speed. The correct choice depends on the complete opening: door material and size, weight, hinges, traffic level, frame conditions, lock or exit device, and applicable code requirements.

Start by confirming whether the opening is an interior office door, an exterior storefront door, a fire-rated corridor door, or a high-traffic entry. These applications place very different demands on the closer. A light interior hollow-metal door may work well with a modest adjustable closer. A wide aluminum-and-glass exterior door exposed to wind often needs greater closing force and a closer built for frequent cycling.

Door width is especially important. Closer power is commonly expressed through spring sizes, often ranging from size 1 through size 6 or 7. Higher spring power generally means more closing force. It is not automatically better. Excessive force can make a door difficult to open, while too little force may prevent reliable latching.

Measure the door width and thickness, then note its construction: wood, hollow metal, aluminum, or glass with a suitable header or rail. The closer format should match the door construction, appearance requirements, and available mounting surface. Surface-mounted closers are the most common commercial option because they are durable, serviceable, and adaptable to many doors and frames.

Surface-mounted closers

A surface closer mounts visibly to the door, frame, or both. It uses an arm to transfer motion between the door and frame. These models are common on offices, schools, retail spaces, multifamily common areas, and exterior entrances because adjustments are accessible and replacement is straightforward.

Many surface closers offer several mounting arrangements. Regular arm mounting typically places the closer on the pull side of the door. Top jamb mounting places the body on the frame and is often useful when the door has a narrow top rail. Parallel arm mounting positions the arm parallel to the door on the push side, providing a cleaner profile and helping protect the arm from tampering. The same closer may support more than one installation method, but the mounting option can affect power, clearance, and available functions.

Concealed closers

Concealed closers are installed within the door, frame, header, or floor, leaving little visible hardware. They are often selected for higher-design spaces where exposed closers would disrupt the appearance of the opening. They can also be part of a pivot-door system.

The trade-off is preparation and service. Concealed models require compatible door and frame conditions, and replacement can be more involved than changing a surface closer. Confirm the manufacturer, pocket dimensions, spindle or arm configuration, and door weight before assuming a concealed closer is interchangeable.

Floor closers and pivots

Floor closers are common on glass storefront doors and premium pivoted entrances. The closer body is installed in the floor, while the door rotates on top and bottom pivots. This arrangement can provide a clean look and support larger doors, but it requires accurate floor preparation and compatible pivot hardware. Water exposure, threshold design, and access for future service all deserve attention.

Select Spring Power and Closing Control

A closer must have enough force to overcome hinge resistance, latch hardware, weatherstripping, air pressure, and wind. Exterior doors often require more force than interior openings, particularly when weather seals or vestibule pressure make the door harder to close.

Look for either a fixed-size spring or an adjustable spring range. An adjustable model can simplify selection when door conditions fall within its stated range, but adjustment does not turn every closer into a fit for every door. The published door-width and weight limits still apply.

Most quality commercial closers provide separate valves for sweep speed, latch speed, and backcheck. Sweep speed controls the main closing movement, while latch speed controls the final few inches when the latch engages. Backcheck cushions the opening swing before the door reaches its stop. Check Fire, Accessibility, and Hold-Open Requirements

Commercial hardware is often subject to building, fire, and accessibility requirements. The specific rules depend on the jurisdiction, occupancy, door location, and whether the opening is fire rated. For projects with code requirements, confirm the door assembly listing and consult the authority having jurisdiction or a qualified door hardware professional.

On fire-rated doors, the closer is part of the self-closing and positive-latching system. A standard mechanical hold-open arm is generally not appropriate where the fire door must close automatically. If the opening needs to remain open during normal use, it may require a listed electromagnetic hold-open or an automatic closing arrangement tied to the fire alarm system. The complete assembly matters, not just the closer.

Opening force also needs attention. A door should be usable by the people expected to pass through it, including people using mobility devices. However, reducing spring force too far can prevent latching, especially on exterior or fire-rated openings. This is a practical balance, not a valve-setting shortcut. Door weight, hinge condition, seals, latch type, and air pressure may all need correction to achieve both manageable operation and dependable closure.

Confirm the Mounting Details Before You Order

A closer can be correct on paper and still be wrong for the opening if the mounting arrangement does not fit. Verify the push or pull side, swing direction, frame face dimensions, top rail height, reveal depth, and clearance around the arm. A deep frame reveal may require a specific arm or mounting plate. Narrow frames and aluminum storefront systems may need reinforcing, special brackets, or manufacturer-approved fasteners.

Also consider other hardware at the opening. Exit devices, electric strikes, access-control wiring, door coordinators, smoke seals, and overhead stops can all affect closer selection and placement. For pairs of doors, coordinators may be needed where an astragal or overlapping seals require one leaf to close before the other.

If replacing an older closer, compare the manufacturer template rather than relying only on the appearance of the existing unit. Mounting hole patterns, arm geometry, and projection vary. A replacement plate may help cover prior holes or adapt to an existing pattern, but it should be selected for the specific closer and application.

Installation and Adjustment: Small Changes Matter

Commercial closers should be installed with the correct template, fasteners, and arm geometry. Through-bolts or sex bolts may be necessary on hollow doors or other applications where standard screws do not provide adequate holding strength. Over-tightened fasteners, an incorrectly indexed arm, or a body mounted out of position can cause poor closing action from day one.

After installation, make adjustments in small increments. Set the spring power first, then sweep speed, latch speed, and backcheck. Test the door from several opening positions and allow it to close without assistance. It should move smoothly, avoid slamming, engage the latch consistently, and not strike the wall or adjacent hardware.

When specifying a closer, consider finish, projected traffic, warranty expectations, available replacement parts, and whether maintenance staff can service the model already used throughout the building. The best closer is the one that works with the entire door system, not merely the one that matches an old body shape. If a measurement, mounting condition, or application requirement is unclear, pause before ordering.
