For facility managers, contractors, and property owners, the strongest changes are not simply about adding more technology. They are about gaining better control over who enters, when they enter, and what happens when power, network service, or a credential fails. Mobile credentials are becoming a practical option
Mobile credentials let an employee, tenant, or visitor use a smartphone in place of a physical card or key fob. They are particularly appealing for offices, multifamily common areas, managed facilities, and properties where users already expect phone-based access.
A mobile credential is not automatically the best choice for every opening. Some users may not carry a compatible phone, may have a dead battery, or may need access during an emergency. Many facilities continue to use a mixed credential strategy, combining mobile access with cards, fobs, PINs, or mechanical key override. That approach keeps the system usable for a wider range of people and situations.
The reader location also deserves attention. A reader must be easy to reach, protected from weather when installed outdoors, and positioned so it does not interfere with accessible routes or normal traffic flow. The credential experience may be digital, but the installation is still a physical hardware project.
Cloud management is changing administration, not eliminating hardware needs
Cloud-managed access control allows authorized administrators to add users, change schedules, review activity, and manage multiple sites from a browser or mobile interface. For a property manager overseeing several locations, this can be a meaningful improvement over visiting each site to make programming changes.
The trade-off is dependence on a stable network, clear user permissions, and ongoing software service. Before choosing a cloud-based platform, determine what occurs during an internet outage. A properly designed system should retain local door operation and schedules when the connection to the management platform is unavailable. The answer can vary by controller and system architecture.
Cloud access does not make door preparation less important. Electrified mortise locks, cylindrical locks, exit devices, electric strikes, and maglocks all have specific requirements for handing, power transfer, door frame conditions, and compatible trim. Electrified cylindrical and mortise locks can be a clean choice for controlled interior doors, while electrified exit devices are commonly specified for perimeter, stairwell, and high-occupancy openings that require panic or fire-rated hardware.
Choosing the locking method requires more than deciding whether a door should be locked. Fail secure hardware remains locked when power is lost and typically requires a credential or key to enter, while fail safe hardware unlocks when power is lost. The right choice depends on the opening's security goals, life-safety requirements, fire rating, local code enforcement, and the system design. It is not a preference that should be made after hardware has been ordered.
Electric strikes remain useful where a facility wants to retain existing mechanical latch hardware or limit modifications to the door. They can be a practical retrofit option, but frame preparation, latch compatibility, strike depth, and door alignment must be checked. A strike that is technically compatible on paper can still perform poorly if the door is sagging or the latch does not align with the frame opening.
Touchless entry is more selective and more intentional
Touchless access gained attention for hygiene reasons, but its long-term value is often about convenience and accessibility. Automatic door operators paired with card readers, wave switches, wireless actuators, or mobile credentials can improve entry for users carrying packages, using mobility devices, or moving through high-traffic areas.
This is also an area where equipment must work as a coordinated assembly. The operator, activation device, locking hardware, latch monitoring, access controller, and safety sensors may all need to communicate in a specific sequence. For example, the lock must release before the operator begins opening the door. If the door is fire-rated or part of a required egress path, additional requirements may apply.
A touchless opening should be specified around the people using it. An employee entrance with predictable traffic needs something different from a public-facing healthcare door or a multifamily amenity space. Convenience is valuable, but predictable operation and safe egress come first.
Better audit trails are driving demand for monitored openings
Facilities increasingly want more than a record of which credential was presented. They want to know whether the door actually opened, whether it was forced, and whether it was held open too long. Door position switches, request-to-exit devices, latch monitoring, and properly configured alarms make that visibility possible.
These features can help identify recurring operational issues before they become security problems. A door-held-open alert may reveal a delivery routine that needs adjustment, a closer that is not latching consistently, or a staff member propping open a door because the approved entry method is inconvenient.
Monitoring is useful only when someone is responsible for responding to it. A small business may need simple notifications and a clear process for follow-up. A larger campus may require integration with security staff, video systems, or a central monitoring workflow. Collecting more events without a response plan creates noise rather than control.
Mechanical Key Control Still Has a Place
Electronic access does not replace every keyed opening. Mechanical cylinders remain essential for emergency override, service access, utility rooms, and openings where electronic control is unnecessary. The current trend is toward treating keys as part of a planned access strategy rather than an afterthought.
A well-designed keying plan can limit who has access to sensitive areas while keeping maintenance practical. Master keying, restricted keyways, interchangeable cores, and documented key control can support facilities that need physical backup without issuing one key that opens every door. The right level of key control depends on the risk of the opening and the cost of managing keys over time.
When specifying electronic locks with cylinders, confirm the cylinder format, keyway, tailpiece, and compatibility with the chosen lock body. This is especially important when a building is maintaining an existing key system. How to Choose the Right Trend for Your Facility
Start with the opening, not the technology. Confirm whether the door is wood, hollow metal, aluminum storefront, or glass; whether it is rated; its thickness; handing; existing prep; and how it is used throughout the day. Then identify the access goal: restrict entry, track use, improve convenience, manage changing users, or secure a high-risk area.
Next, consider failure conditions. Ask what should happen during a power loss, network outage, fire alarm, or operator malfunction. Review egress requirements before selecting hardware, particularly for exit doors, stairwells, assembly spaces, and fire-rated openings. Local code requirements and the authority having jurisdiction should guide final decisions.
Finally, plan for service. Batteries need replacement, closers need adjustment, doors shift over time, and credentials need administration.
